Sunset Ridge and Estates

Sunset Ridge subdivision was established in 1972.  The subdivision has 123 lots and is approximately 92% built out. The roads in this neighborhood are gravel, there is natural gas available, above ground electric, Wi-Fi, and satellite television, no cable is currently available.

Sunset Ridge Estates was platted in the 1990s and there are approximately 33 lots.  There are also surrounding subdivisions that are accessed through the Sunset Ridge Subdivisions such as the Horn Ranch Subdivision Exemption which are 35 to 80 acre parcels that run along US Hwy 40 which preserve the large meadows by limiting the building sights to be in the trees along the ridge line.

Sunset Ridge and Sunset Ridge Estates are located between Fraser and Tabernash, running parallel to US Hwy 40.  Sunset Ridge’s average lot size is an acre or slightly above an acre. Sunset Ridge HOA owns a pond to access fishing.

Sunset Ridge Estates lots are 7 to 13 Acres. Both subdivisions have separate covenants. Owners are allowed to build a single family home.   Some lots in Sunset Ridge Estates, have water rights that allow them to also have a barn and the ability to have a maximum of 2 horses.

Many of the lots have views of Byers Peak to the south or Devils Thumb to the east.  The beautiful Devil’s Thumb Ranch Spa and Resort, including cross country ski trails is located a mile or so SE of the Sunset Ridge subdivisions.  This resort is open to the public and has multiple restaurants, suites and cabins to rent. It is a premier location for weddings in Grand County.
